How area suitability is decided

There is no fixed list of “good” or “bad” areas. Suitability depends on real demand, how expensive the audience is to reach, the strength of the offer, and whether the practitioner can follow up quickly enough to judge lead quality fairly. A thin-demand suburb with fast follow-up can outperform a busy metro with slow response times.

  • Demand: are there enough owners considering a sale, rental, or valuation in the area?
  • Competition: how expensive is it to reach that audience compared with the expected mandate value?
  • Offer fit: does the seller, rental, valuation, or area-farming angle match what local owners respond to?
  • Follow-up capacity: can you contact a WhatsApp, email, or CRM lead while intent is still fresh?
