Background

The work between a click and a mandate.

John Mokwena co-founded GatorScale Media in 2024 after watching the same pattern repeat across South African property practices: agents were not short of enquiries, they were short of structure. Enquiries arrived without area, timeline or intent attached, landed in whichever inbox happened to be open, and were written off as bad leads — when the real failure sat in how those leads were qualified, routed and followed up. John built GatorScale to fix that.

His work focuses on the part of property marketing that most providers skip — what happens between a click and a mandate conversation. That means designing the qualification questions that make an enquiry worth calling, the routing that gets it to a human while intent is still fresh, and the measurement that tells a practitioner whether an area is worth another month of spend.

He writes the GatorScale Insights research on how property pipelines actually behave: where they break, why cheap leads can be expensive, and why a campaign that works in Cape Town should not be copied into Pretoria unchanged.

Expertise

Where the depth sits.

  • Property seller-pipeline design
  • Lead qualification frameworks
  • Meta campaign strategy for property
  • Area farming and territory analysis
  • Follow-up routing and response-time systems
  • Campaign measurement for estate agencies

The concept

The Invisible Decision Window.

Most property marketing focuses on the moment a homeowner is ready to act. GatorScale focuses on what happens before that moment.

Long before a seller contacts an agent, they are quietly forming an opinion. They notice whose boards appear most often on their street. They register which agent keeps showing up with genuine local insight. They absorb signals — familiarity, credibility, presence — and by the time they are ready to sell, that opinion has already become a decision.

We call this the Invisible Decision Window. It is where the mandate is actually won. Not at the valuation. Not on the portals. In the weeks and months before the seller ever picks up the phone.

Most agents are completely absent from it. GatorScale places you inside it.

In practice

What that looks like.

It means designing the qualification questions that make an enquiry worth calling. Building the content strategy that creates genuine familiarity before the first conversation. Routing every lead to the agent while intent is still warm. Testing campaigns across farming areas to identify where budget works hardest. And measuring what actually matters — not just click rates, but mandate conversations.

Every GatorScale campaign is built from scratch around a specific practitioner, a specific suburb, and a specific audience. Because a system that works in Sea Point will not produce the same results in Pretoria East unchanged.

GatorScale Media operates nationally across every province in South Africa — with one rule that never changes. One agent per suburb. Your farming area belongs to you alone for the duration of the partnership.

The result: a pipeline that is predictable, a system that compounds, and a position in your suburb that your competitors cannot buy their way into after the fact — because you were already there.

Diagnosis first. Strategy second. Campaigns only after structure.

Published research

Everything published, in one place.

Each piece states its method and its limits. Where a figure has not been measured, the page says so rather than estimating.

  1. QUALIFICATION

The Anatomy of a Qualified Seller Enquiry

A field-by-field dissection of a qualified property seller enquiry: which signals matter, why each one changes the first follow-up call, and how the fields interact.

  2. PIPELINE RESEARCH

Where Property Pipelines Break: A Lead Audit Framework

A stage-by-stage audit framework for property lead pipelines: the ratio to compute at each stage, the diagnostic question to ask, and what each failure pattern implies.

  3. FOLLOW-UP

Response Time: Why a Property Lead Decays While You Decide

Why speed-to-contact matters mechanically in property: multi-agent enquiry behaviour, scheduled valuation decisions, and messaging norms — and how to define a workable response window.

  4. CAMPAIGN ECONOMICS

Why a R7 Lead Can Still Be Expensive

Cost-per-lead is the most quoted and least meaningful number in property marketing. The full cost equation: qualification time, call attempts, no-shows, and the cost per qualified conversation.

  5. CAMPAIGN DESIGN

Seller Intent vs Valuation Intent: How We Test the Difference

Seller intent and valuation intent are different psychological states requiring different campaigns, forms and follow-up. The test design for distinguishing them, and how to route each.

  6. AREA INTELLIGENCE

Cape Town vs Pretoria: Why Property Campaigns Should Not Be Copied

Why a property campaign that works in Cape Town should not be copied into Pretoria unchanged: stock composition, settlement patterns, competition and messaging register differ structurally.

  7. PRACTICE STANDARDS

Why We Ask Whether Someone Is a Registered Property Practitioner

Why GatorScale asks every prospective client whether they are a registered property practitioner: the South African regulatory context, and what the question protects.

Next step

Start with an assessment, not a sales call.

Answer six questions about your area and follow-up capacity. You get a readiness result, a recommended first test and the risk most likely to cost you mandates — before anyone contacts you.
