Operating model · Individual

Individual agents

One person owns the pipeline end to end. Capacity is the binding constraint.

Fit

Who this model is for.

  • A practitioner working a defined area under their own name, with follow-up done personally.
  • Someone whose constraint is hours, not motivation — the diary is already full of viewing, valuation and admin time.
  • A practitioner willing to record outcomes personally, because there is nobody else to do it.

Structure

How the pipeline is built for this model.

Everything routes to one person, which removes the ownership problem entirely and replaces it with a capacity problem. The system is therefore built backwards from honest capacity: the volume a campaign aims for is derived from the enquiries one person can genuinely contact inside a response window, not from what the budget could theoretically buy. Qualification is tuned tighter than for any other model — every unqualified enquiry costs the only pair of hands available.

Operations

Ownership, routing and reporting.

Who owns follow-up
The practitioner. There is no routing decision, but there is an escalation question: what happens to an enquiry that arrives during a valuation visit? The model defines a holding response and a catch-up window rather than pretending interruptions do not happen.
What reporting looks like
Short and decision-oriented: what arrived, what was contacted inside the window, what was recorded, and what the one number to fix next month is. An individual practitioner has no time for a dashboard performance — reporting exists to change next month's single most important behaviour.

The failure mode

What this model has to defend against.

Silent overload. A campaign succeeds, volume rises, the window quietly stretches from hours to days, and lead quality appears to collapse — when what collapsed was capacity. The system watches the routed-to-contacted ratio precisely because this failure announces itself there first.

Requirements

What GatorScale needs from you.

The system is a collaboration. These are the non-negotiables for this model — stated up front because discovering them mid-campaign helps nobody.

  1. 01

    Required

A stated, honest response window the practitioner can actually meet.

  2. 02

    Required

Outcome recording after every attempt — one sentence, every time.

  3. 03

    Required

Willingness to cap volume at capacity, even when the campaign could deliver more.

Next step

Start with an assessment, not a sales call.

Answer six questions about your area and follow-up capacity. You get a readiness result, a recommended first test and the risk most likely to cost you mandates — before anyone contacts you.
